Her ne kadar site ve apartman b\u00fct\u00e7elerinin b\u00fcy\u00fck k\u0131sm\u0131n\u0131 personel giderleri olu\u015ftursa da enerji, bak\u0131m-onar\u0131m ve di\u011fer giderler de b\u00fct\u00e7enin genelindeki art\u0131\u015f oran\u0131n\u0131 belirliyor\u201d dedi.<\/p>\n<p><b>\u2018Y\u00dcZDE 34 YANSITANLAR FAH\u0130\u015e ZAM YAPMI\u015e OLUR\u2019<\/b><\/p>\n<p>Bir ana gayrimenkul\u00fcn veya toplu yap\u0131n\u0131n giderlerinin, y\u00fczde 50-65\u2019inin \u00e7al\u0131\u015fan say\u0131s\u0131, y\u00fczde 20-35\u2019inin enerji giderleri, y\u00fczde 5-12\u2019sinin teknik bak\u0131m-onar\u0131m ve s\u00f6zle\u015fmeli giderler, y\u00fczde 3-25\u2019inin de di\u011fer giderler ile belirlendi\u011fine ve bu giderlerin de\u011fi\u015fkenlik g\u00f6sterebilece\u011fine i\u015faret eden Sa\u011f\u0131r, \u015funlar\u0131 kaydetti:<\/p>\n<p>\u201cGiderler, maliklerin demografik yap\u0131s\u0131na ve y\u00f6netimden beklentilerine, yap\u0131n\u0131n b\u00fcy\u00fck\u015fehir, il veya kasabada olmas\u0131na, hatta bulundu\u011fu semte, hizmet \u00e7e\u015fitlili\u011fine, standartlara ve yeterliliklere uyulmas\u0131na, kanun ve mevzuatlardaki gerekliliklerin yerine getirilip getirilmemesine ve bir\u00e7ok ba\u015fka etkene ba\u011fl\u0131 olarak de\u011fi\u015fir.\u201d<\/p>\n<p>\u0130\u015fletme b\u00fct\u00e7elerinin bir y\u0131ll\u0131k yap\u0131ld\u0131\u011f\u0131na da dikkati \u00e7eken Sa\u011f\u0131r, \u201cBiz bir haftad\u0131r bu konuda \u00e7al\u0131\u015fma yap\u0131yoruz. 1000 lira olan aidata ortalama y\u00fczde 20-25, 4 bin lira olan aidata bile y\u00fczde 20 zam ortaya \u00e7\u0131k\u0131yor. Aidata direkt y\u00fczde 34 zam yans\u0131tanlar fahi\u015f art\u0131\u015f yapm\u0131\u015f olur\u201d diye konu\u015ftu.<\/p>\n<p><b>\u201cTOPLANTI YAPILMALI\u201d<\/b><\/p>\n<p>Sa\u011f\u0131r, sitenin y\u00f6netim plan\u0131nda, y\u00f6netimin genel kurul yapmadan d\u00f6nem i\u00e7inde ortak gider ve avans paylar\u0131n\u0131 belli oranda art\u0131rma yetkisinin yaz\u0131l\u0131 olabilece\u011fini belirterek, giderlerde beklenenden fazla art\u0131\u015f olmas\u0131 durumunda y\u00f6netime yetki verilmi\u015fse ve genel kurul karar\u0131 kat maliklerine tebli\u011f edilmi\u015fse, i\u015fletme projesinin art\u0131r\u0131lmas\u0131n\u0131n m\u00fcmk\u00fcn oldu\u011funu s\u00f6yledi.<\/p>\n<p>Sa\u011f\u0131r, \u201cSite ve apartmanlar\u0131n y\u00f6netim planlar\u0131nda veya son yap\u0131lan kat malikleri genel kurul toplant\u0131lar\u0131nda y\u00f6netim kuruluna ek b\u00fct\u00e7e yapma yetkisi verilmi\u015f ise ek b\u00fct\u00e7e yapma yetkisi vard\u0131r. Genel kurulda y\u00f6netime ek avans toplanmas\u0131 yetkisi verilmemi\u015f veya bu t\u00fcr bir yetki y\u00f6netim plan\u0131nda da yer alm\u0131yorsa, aidat\u0131n art\u0131r\u0131lmas\u0131 i\u00e7in ivedi olarak ola\u011fan\u00fcst\u00fc toplant\u0131 yap\u0131lmas\u0131 gerekir\u201d de\u011ferlendirmesinde bulundu.<\/p>\n<p><b>\u201cKAT MAL\u0130KLER\u0130 ONAYLAMALI\u201d<\/b><\/p>\n<p>Ek b\u00fct\u00e7e yapma yetkisi olan y\u00f6netim kurulunun da yeni i\u015fletme b\u00fct\u00e7esini t\u00fcm maliklere ve kullan\u0131c\u0131lar\u0131na tebli\u011f etmek zorunda oldu\u011funu an\u0131msatan Sa\u011f\u0131r, \u015fu ifadeleri kulland\u0131:<\/p>\n<p>\u201c7 g\u00fcn i\u00e7inde projeye itiraz edilirse durum kat malikleri kurulunda incelenir ve proje hakk\u0131nda karar verilir, gerekirse yeni bir proje haz\u0131rlan\u0131r. \u0130\u015fletme projesi apartman y\u00f6netimlerinin en \u00f6nemli ara\u00e7lar\u0131ndan biridir ve alacak talebinde bulunabilmek i\u00e7in de kesinle\u015fmi\u015f ve kat maliklerince onaylanm\u0131\u015f olmas\u0131 gerekmektedir.<\/p>\n<p>Y\u00f6neticiler taraf\u0131ndan haz\u0131rlanan i\u015fletme projesinin iadeli taahh\u00fctl\u00fc olarak ya da imza kar\u015f\u0131l\u0131\u011f\u0131 tebli\u011f edilmesi, 7 g\u00fcnl\u00fck itiraz s\u00fcresinin ba\u015flang\u0131c\u0131 a\u00e7\u0131s\u0131ndan hem de alacak talebinde bulunabilmek ad\u0131na \u00f6nem arz ediyor. 7 g\u00fcn i\u00e7inde itiraz edilmeyen i\u015fletme projeleri herkes i\u00e7in ba\u011flay\u0131c\u0131 hale geliyor.<\/p>\n<p>D\u0131\u015far\u0131dan s\u00f6zle\u015fmeye dayal\u0131 sa\u011flanan hizmetler ve asans\u00f6r, hidrofor, jenerat\u00f6r ve havuz bak\u0131m\u0131 gibi gider kalemleri ile ilgili temmuzdan sonra ge\u00e7erli olacak i\u015fletme b\u00fct\u00e7eleriyle ocak-haziran d\u00f6nemindeki i\u015fletme b\u00fct\u00e7elerindeki gider rakamlar\u0131 kar\u015f\u0131la\u015ft\u0131r\u0131lmal\u0131.\u201d (AA)<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Asgari \u00fccrete yap\u0131lan y\u00fczde 34&#8217;l\u00fck zamm\u0131n ard\u0131ndan site aidatlar\u0131na da ayn\u0131 oranda zam yap\u0131lmaya \u00e7al\u0131\u015f\u0131lmas\u0131 tart\u0131\u015fmalar\u0131 beraberinde getirdi.
