Bu oran, ge\u00e7en hafta y\u00fczde 6,96 idi.<\/p>\n<p>2021 y\u0131l\u0131nda y\u00fczde 2,5-3,00 aral\u0131\u011f\u0131nda olan konut kredisi faizleri, enflasyondaki ve ABD Merkez Bankas\u0131 (Fed) faizlerindeki y\u00fckseli\u015fe paralel olarak son iki y\u0131lda y\u00f6n\u00fcn\u00fc yukar\u0131 \u00e7evirdi.<\/p>\n<p>Fed de ge\u00e7en ay politika faizini y\u00fczde 5,50 ile 21 y\u0131l\u0131n zirvesine y\u00fckseltmi\u015fti. \u00dclkede y\u0131ll\u0131k t\u00fcketici enflasyonu temmuzda y\u00fczde 3,2 olmu\u015ftu. \u00c7ekirdek t\u00fcketici enflasyonu ise y\u00fczde 4,7 olarak hesaplanm\u0131\u015ft\u0131.<\/p>\n<p>NYT haberinde, y\u00fcksek fiyatlar, y\u00fcksek faizler ve d\u00fc\u015f\u00fck arz nedeniyle konut al\u0131m\u0131n\u0131n giderek zorla\u015ft\u0131\u011f\u0131na, konut kredisi faizlerinin de yak\u0131n vadede y\u00fcksek seviyelerde kalmaya devam etmesinin beklendi\u011fine i\u015faret edildi.<\/p>\n<p>Uzmanlar, konut kredisi faizlerinin y\u0131l sonundan itibaren kademeli olarak gerilemeye ba\u015flamas\u0131n\u0131 bekliyor.<\/p>\n<p>ABD\u2019de haziran ay\u0131nda ikinci el konut sat\u0131\u015flar\u0131 y\u0131ll\u0131k bazda yakla\u015f\u0131k y\u00fczde 19 oran\u0131nda gerilemi\u015fti. Bu d\u00f6nemde birinci el konut sat\u0131\u015flar\u0131 ise y\u00fczde 24 artm\u0131\u015ft\u0131.<\/p>\n<p>ABD\u2019de d\u00fc\u015f\u00fck talebe ra\u011fmen d\u00fc\u015f\u00fck arz\u0131n da etkisiyle konut fiyatlar\u0131nda ise y\u00fcksek seyir s\u00fcr\u00fcyor.<\/p>\n<p>ABD\u2019de ortalama konut fiyat\u0131 410 bin 200 dolarla ge\u00e7en seneki 413 bin 800 dolarl\u0131k zirveye yak\u0131n seyrediyor.<\/p>\n<p>ABD\u2019nin \u00f6nde gelen bankalar\u0131ndan Goldman Sachs, \u00fclkede konut fiyatlar\u0131nda 2023\u2019te y\u00fczde 1,8, 2024\u2019te ise y\u00fczde 3,5\u2019lik art\u0131\u015f bekliyor.<\/p>\n<p>ABD\u2019de konut ba\u015flang\u0131\u00e7lar\u0131, temmuzda ayl\u0131k y\u00fczde 3,9, y\u0131ll\u0131k ise y\u00fczde 5,9 art\u0131\u015fla 1 milyon 452 bine y\u00fckselerek piyasa beklentilerinin \u00fczerinde ger\u00e7ekle\u015fti.<\/p>\n<p><b>T\u00dcRK\u0130YE\u2019DE FA\u0130ZLER 20 YILIN Z\u0130RVES\u0130NDE<\/b><\/p>\n<p>T\u00fcrkiye\u2019de de konut kredisi faizleri ortalama y\u00fczde 36,45 ile Eyl\u00fcl 2003 sonras\u0131ndaki 20 y\u0131l\u0131n zirvesinde bulunuyor.<\/p>\n<p>T\u00fcrkiye\u2019de en fazla 10 y\u0131ll\u0131k konut kredisi kulland\u0131r\u0131l\u0131yor ancak son d\u00f6nemde bankalar konut kredilerinde muslu\u011fu neredeyse tamamen kapatm\u0131\u015f durumda.<\/p>\n<p>Y\u00fcksek faizle de olsa konut kredisi \u00e7ekmek isteyen vatanda\u015flar, konut fiyat\u0131n\u0131n \u00e7ok k\u00fc\u00e7\u00fck bir b\u00f6l\u00fcm\u00fc i\u00e7in kredi bulabiliyor.<\/p>\n<p>Nitekim, T\u00fcrkiye genelinde konut sat\u0131\u015flar\u0131 Ocak-Haziran d\u00f6neminde bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 22,1 azal\u0131\u015fla 565 bin 779 olarak ger\u00e7ekle\u015fti.<\/p>\n<p><b>BARINMA KR\u0130Z\u0130<\/b><\/p>\n<p>T\u00fcrkiye, kur ve enflasyon krizleriyle birlikte son y\u0131llarda derinle\u015fen bir bar\u0131nma kriziyle kar\u015f\u0131 kar\u015f\u0131ya.<\/p>\n<p>Konutun yerli ve yabanc\u0131 sermaye i\u00e7in bir yat\u0131r\u0131m arac\u0131 haline getirilmesiyle birlikte, milyonlarca vatanda\u015f konut kriziyle kar\u015f\u0131 kar\u015f\u0131ya kald\u0131, ev sahipleri ile kirac\u0131lar adeta birbirine girdi.<\/p>\n<p>Yabanc\u0131 zenginler konut sat\u0131n alarak vatanda\u015fl\u0131k al\u0131rken, T\u00fcrk vatanda\u015flar\u0131 konuta eri\u015femez oldu.<\/p>\n<p>Gayrimenkul Hukuku Derne\u011fi (GHD) Ba\u015fkan\u0131 Avukat Ali G\u00fcven\u00e7 Kiraz, kira tahliye davalar\u0131n\u0131n, 2022 y\u0131l\u0131n\u0131n tamam\u0131nda 22 bin olurken, bu y\u0131l\u0131n ilk 6 ay\u0131nda 47 bine ula\u015ft\u0131\u011f\u0131n\u0131 a\u00e7\u0131klad\u0131.<\/p>\n<p>2023 y\u0131l\u0131 Haziran ay\u0131 itibar\u0131yla T\u00fcrkiye genelinde ortalama konut fiyat art\u0131\u015f h\u0131z\u0131 y\u00fczde 95,9 oldu.
