Bu ki\u015filer 5 milyon TL de\u011ferindeki bir evi sat\u0131n almak isterlerse, evin de\u011ferinin y\u00fczde 22,5\u2019i kadar kredi kullanabilecek.<\/p>\n<p>\u0130kinci evini alacaklara y\u00f6nelik uygulanacak bu k\u0131s\u0131tlaman\u0131n ilk evini alacak olanlar\u0131n \u00f6n\u00fcn\u00fc a\u00e7aca\u011f\u0131 d\u00fc\u015f\u00fcn\u00fcl\u00fcrken, bir di\u011fer endi\u015fe de zaten yetersiz olan konut arz\u0131n\u0131n daha da d\u00fc\u015fecek olmas\u0131\u2026<\/p>\n<p><b>\u2018K\u0130RALIK KONUT VE \u0130K\u0130NC\u0130 EL ARZINI DA NAS\u0130B\u0130N\u0130 ALIR\u2019<\/b><\/p>\n<p>Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS) Y\u00f6netim Kurulu Ba\u015fkan\u0131 \u0130smail \u00d6zcan, kredi k\u0131s\u0131tlamas\u0131n\u0131n konut yat\u0131r\u0131m\u0131n\u0131 azaltabilece\u011fine ve sat\u0131\u015f d\u00f6ng\u00fc h\u0131z\u0131n\u0131 yava\u015flatabilece\u011fine dikkati \u00e7ekti ve\u00a0konut \u00fcretim h\u0131z\u0131n\u0131n d\u00fc\u015febilece\u011fini s\u00f6yledi.<\/p>\n<p>\u00d6zcan, s\u0131f\u0131r konut alarak buraya ta\u015f\u0131nan ve elindeki dairesini sat\u0131l\u0131\u011fa ya da kiral\u0131\u011fa \u00e7\u0131karan varl\u0131kl\u0131 kesime i\u015faret ederek, \u201cKredi k\u0131s\u0131tlamas\u0131 nedeniyle yat\u0131r\u0131mc\u0131lar\u0131n ikinci konutunu alamayacak olmas\u0131 kiral\u0131k konut veya uygun fiyatl\u0131 ikinci el ev arz\u0131n\u0131 olumsuz etkileyebilecektir.\u201d \u015feklinde konu\u015ftu.<\/p>\n<p>Sahil beldelerinde ikinci evini alarak \u015fehirlerdeki konutunu kiraya vermek isteyenlerin de \u00f6n\u00fcn\u00fcn kapanaca\u011f\u0131n\u0131 dile getiren \u00d6zcan, bu durumun kiral\u0131k piyasas\u0131na negatif etki edebilece\u011fini vurgulad\u0131.<\/p>\n<p><b>ALT SEKT\u00d6RLER DE OLUMSUZ ETK\u0130LENEB\u0130L\u0130R<\/b><\/p>\n<p>Bu karardan in\u015faattan etkilenen alt sekt\u00f6rlerin yan\u0131 s\u0131ra gayrimenkul dan\u0131\u015fmanlar\u0131n\u0131n da olumsuz etkilenebilece\u011fini belirten \u00d6zcan, \u015f\u00f6yle devam etti:<\/p>\n<p>\u201cKur korumal\u0131 mevduattan \u00e7\u0131kacak ki\u015filerin s\u0131f\u0131r ve yeni gayrimenkul projelerinden al\u0131mlar\u0131nda; ikinci konutunu ikamet etti\u011fi farkl\u0131 bir ilden sat\u0131n alan ki\u015filere; ikinci konutunu sat\u0131n alan, elindeki konutu 1 y\u0131l i\u00e7inde satmay\u0131 ya da kiralamay\u0131 taahh\u00fct eden ki\u015filere; sat\u0131n alaca\u011f\u0131 konutu kiraya verece\u011fini taahh\u00fct eden ki\u015filere ya kredi limitlerinde iyile\u015ftirme yap\u0131lmas\u0131n\u0131n ya da eski sistemin kendileri i\u00e7in devam ettirilmesinin uygun olaca\u011f\u0131n\u0131 d\u00fc\u015f\u00fcn\u00fcyoruz.\u201d<\/p>\n<p><b>\u2018F\u0130RMALARI DA ETK\u0130LER\u2019 END\u0130\u015eES\u0130<\/b><\/p>\n<p>\u0130stanbul \u0130n\u015faat\u00e7\u0131lar Derne\u011fi (\u0130NDER) Y\u00f6netim Kurulu Ba\u015fkan\u0131 Nazmi Durbakay\u0131m ise, bu karar\u0131n dolayl\u0131 olarak firmalar\u0131n kullanaca\u011f\u0131 kredileri de olumsuz etkileyece\u011fine i\u015faret etti.<\/p>\n<p>Karar ile bankalardan kullan\u0131lan konut kredi miktar\u0131n\u0131 daha da d\u00fc\u015f\u00fcrece\u011fini kaydeden Durbakay\u0131m, \u015f\u00f6yle dedi:<\/p>\n<p>\u201cAyr\u0131ca ikinci ve \u00fc\u00e7\u00fcnc\u00fc evini almak isteyenleri firma b\u00fcnyesinde kredi kulland\u0131rmaya y\u00f6neltecektir. Finans sekt\u00f6r\u00fcnde artan kredi faiz oranlar\u0131na ba\u011fl\u0131 olarak firma b\u00fcnyesinde uygulanan faiz oranlar\u0131 da BDDK\u2019n\u0131n art\u0131rd\u0131\u011f\u0131 risk primi oran\u0131ndan dolayl\u0131 olarak etkilenecektir. bunlar olumsuz olarak de\u011ferlendirilebilir.<\/p>\n<p>Bu karar\u0131n yat\u0131r\u0131m ama\u00e7l\u0131 konut edinimini zorla\u015ft\u0131raca\u011f\u0131 bir di\u011fer sonu\u00e7 olacakt\u0131r. Di\u011fer bir ifadeyle, g\u00fcvenli bir liman olarak bilinen gayrimenkul\u00fc, alternatif yat\u0131r\u0131m ara\u00e7lar\u0131 aras\u0131nda bir ad\u0131m geriye d\u00fc\u015f\u00fcrecektir.\u201d<\/p>\n<p><b>\u2018\u0130LK KONUTU ALACAKLARIN \u00d6N\u00dcN\u00dc A\u00c7AR\u2019 UMUDU<\/b><\/p>\n<p>\u00d6te yandan, sekt\u00f6r temsilcilerinin \u00f6nemli bir k\u0131sm\u0131 da BDDK\u2019n\u0131n karar\u0131n\u0131n konuta talebi belli bir seviyede tutmak, sat\u0131\u015f fiyatlar\u0131n\u0131n yukar\u0131 y\u00f6nl\u00fc seyrini engelleyip enflasyonist bask\u0131y\u0131 azaltmak i\u00e7in olumlu oldu\u011funu d\u00fc\u015f\u00fcn\u00fcyor.<\/p>\n<p>Karar ile ilk konutunu alacak vatanda\u015flar\u0131n \u00f6n\u00fcn\u00fcn a\u00e7\u0131laca\u011f\u0131n\u0131 belirten\u00a0GAPAS Ba\u015fkan\u0131 \u0130smail \u00d6zcan,\u00a0\u201cKonut kredilerine y\u00f6nelik k\u0131s\u0131tlama kararlar\u0131, T\u00fcrkiye\u2019de genelde y\u00fczde 60\u2019lar d\u00fczeyinde olan ve son birka\u00e7 y\u0131ld\u0131r y\u00fczde 50\u2019lere inen konut sahiplik oran\u0131n\u0131 art\u0131rmaya, ilk konutunu alacak vatanda\u015flar\u0131m\u0131z\u0131n \u00f6n\u00fcn\u00fc a\u00e7maya, finansmana eri\u015fimlerini kolayla\u015ft\u0131rmaya y\u00f6nelik olarak olumlu bir ad\u0131md\u0131r\u201d ifadelerine yer verdi.<\/p>\n<p><b>COVID D\u00d6NEM\u0130NDE UCUZ KRED\u0130 YER\u0130NE BU KARAR ALINSAYDI\u2026<\/b><\/p>\n<p>\u0130stanbul Emlak Brokerleri Kul\u00fcb\u00fc \u0130\u015fletme Kooperatifi (\u0130stebKOOP) Y\u00f6netim Kurulu Ba\u015fkan\u0131 Ulvi \u00d6zcan ise s\u00f6z konusu k\u0131s\u0131tlamalara ili\u015fkin, \u201cKesinlikle do\u011fru bir karar, ke\u015fke birka\u00e7 y\u0131l \u00f6nceden bu karar al\u0131nsayd\u0131. Benim onlarca tan\u0131d\u0131\u011f\u0131m bile Kovid-19 d\u00f6neminde cazip kredi f\u0131rsat\u0131n\u0131 de\u011ferlendirip ikinci ve \u00fc\u00e7\u00fcnc\u00fc dairelerini ald\u0131lar.
