Yani \u00fclkedeki n\u00fcfusa ve al\u0131nan g\u00f6\u00e7e g\u00f6re her y\u0131l 800-900 bin adet konut \u00fcretiminin ger\u00e7ekle\u015fmesi gerekirken bu seviye 600 bin band\u0131ndan yukar\u0131 gidemiyor.<\/p>\n<p>Son d\u00f6nemde belediyelerin konut yap\u0131labilir arsa \u00fcretiminde ya\u015fad\u0131\u011f\u0131 zorluklar ve son bir y\u0131lda y\u00fczde 70-200 aral\u0131\u011f\u0131nda artan in\u015faat maliyetleri, arzdaki mevcut sorunu daha da derinle\u015ftirdi.<\/p>\n<p>M\u00fcteahhitlerin ve gayrimenkul de\u011ferleme uzmanlar\u0131n\u0131n hesaplar\u0131na g\u00f6re, orta s\u0131n\u0131fa hitap eden 150 metrekarelik bir konutun \u00fclke genelindeki ortalama maliyeti, arsa maliyeti dahil en az 4 milyon TL\u2019den ba\u015fl\u0131yor.<\/p>\n<p><b>\u00dcZER\u0130NE TU\u011eLA KOYMADAN 2 M\u0130LYON TL<\/b><\/p>\n<p><strong>Eva Gayrimenkul De\u011ferleme Genel M\u00fcd\u00fcr\u00fc Cansel Turgut Yaz\u0131c\u0131, <\/strong>konut yap\u0131m maliyetinin g\u00f6receli olmakla birlikte 3 milyon TL\u2019den ba\u015flad\u0131\u011f\u0131n\u0131, ancak in\u015faat\u0131n 18 ay s\u00fcrmesi durumunda finans maliyetinin de kat\u0131lmas\u0131yla bu rakam\u0131n 4 milyonu bulabilece\u011fine i\u015faret etti.<\/p>\n<p><strong>\u0130n\u015faat M\u00fcteahhitleri Konfederasyonu (\u0130MKON) Ba\u015fkan\u0131 Tahir Tellio\u011flu ise,<\/strong> \u201cT\u00fcrkiye genelinde 150 metrekarelik bir konutun arsa maliyeti 2 milyon TL\u2019yi ge\u00e7ti. Yani \u00fczerine bir tu\u011fla koymadan sadece arsa maliyeti 2 milyon lira. \u0130n\u015faat maliyeti de b\u00fcy\u00fckl\u00fc\u011f\u00fcne ve niteli\u011fine g\u00f6re 2-3 milyon TL\u2019yi buluyor. Bu da \u00fclke genelinde orta al\u0131m segmentine hitap eden konutlar\u0131n k\u00e2r pay\u0131 olmadan sadece yap\u0131m maliyetlerinin 4-5 milyon TL olmas\u0131 anlam\u0131na geliyor\u201d dedi ve \u015f\u00f6yle devam etti:<\/p>\n<p>\u201cKonut alt ve orta gelir grubundaki vatanda\u015f i\u00e7in al\u0131nabilir olmaktan \u00e7\u0131kt\u0131. M\u00fcteahhit ise \u00fcretim konusuna art\u0131k temkinli yakla\u015f\u0131yor. 5 y\u0131l \u00f6nce y\u0131lda 1,3 milyon adet konutun \u00fcretildi\u011fi d\u00f6nem de olmu\u015ftu. Yani \u00fcretim g\u00fcc\u00fcm\u00fcz var, malzeme de var, irade de var. Sorun, yetersiz arsa ve y\u00fcksek maliyetler.<\/p>\n<p>Yap\u0131lan d\u00fczenlemeler de sekt\u00f6r temsilcileri dinlenerek, ger\u00e7ek te\u015fhisler konularak haz\u0131rlanm\u0131yor.
