TOK\u0130 sat\u0131\u015fa \u00e7\u0131kar\u0131lan arsalar\u0131n y\u00fczde 40\u2019\u0131n\u0131 \u015fehir merkezlerinde, y\u00fczde 60\u2019\u0131n\u0131 il\u00e7elerde olacak \u015fekilde belirlendi\u011fi a\u00e7\u0131klanm\u0131\u015ft\u0131.<\/b><\/p>\n<p>TOK\u0130 taraf\u0131ndan yap\u0131lacak, \u201c\u0130lk Evim \u0130lk \u0130\u015fyerim\u201d projesinin sosyal konut aya\u011f\u0131n\u0131n tamamlanmas\u0131n\u0131n ard\u0131ndan \u201c\u0130lk Evim Arsa\u201d ve \u201c\u0130lk \u0130\u015f Yerim\u201d kampanyalar\u0131nda da sona gelindi. Elektrik, su, do\u011fal gaz alt yap\u0131lar\u0131 ve planlar\u0131 tamamlanm\u0131\u015f, in\u015faata haz\u0131r 29 ilde 1 milyon konut arsas\u0131 sunulacak.<\/p>\n<p><strong>TOK\u0130 KURA \u00c7EK\u0130M\u0130 NE ZAMAN?<\/strong><\/p>\n<p>2023&#8217;\u00fcn ilk \u00e7eyre\u011fine kadar konut ve arsalar i\u00e7in t\u00fcm kuralar\u0131n \u00e7ekilmesi ve hak sahiplerinin belirlenmesi planlan\u0131yor.<\/p>\n<p>\u00c7evre ve \u015fehircilik bakan\u0131 Murat Kurum, etap etap yap\u0131lacak TOK\u0130 sosyal konut projesi kura \u00e7ekiminin kas\u0131m ay\u0131nda ba\u015flayaca\u011f\u0131n\u0131, 2023 mart ay\u0131nda sona erece\u011fini duyurdu.<\/p>\n<p>TOK\u0130 Ba\u015fkan\u0131 \u00d6mer Bulut, Kas\u0131m\u2019\u0131n ilk haftas\u0131 ba\u015flayacak kura \u00e7ekimlerinin ilk etapta 250,000 konutu kapsayaca\u011f\u0131n\u0131 a\u00e7\u0131klad\u0131.<\/p>\n<p><strong>TOK\u0130 BA\u015eVURUSU NE ZAMAN B\u0130T\u0130YOR, NASIL YAPILIR?<\/strong><\/p>\n<p>\u0130\u015f yeri ve arsa ba\u015fvurular\u0131, 15 Kas\u0131m tarihine kadar e-Devlet \u00fczerinden ve il merkezlerinde Halk Bankas\u0131, il\u00e7elerde ise Ziraat Bankas\u0131 \u015fubelerinden yap\u0131lacak.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/i01.sozcucdn.com\/wp-content\/uploads\/2022\/11\/05\/toki-konut-dha1_21521280.jpg\" alt=\"\" title=\"\"><\/p>\n<p><strong>TOK\u0130 ARSA F\u0130YATLARI NE KADAR?<\/strong><\/p>\n<p>Cumhurba\u015fkan\u0131 Recep Tayyip Erdo\u011fan, Kabine Toplant\u0131s\u0131\u2019n\u0131n ard\u0131ndan TOK\u0130 arsa fiyatlar\u0131 hakk\u0131nda a\u00e7\u0131klamalar\u0131 \u015fu \u015fekilde;<\/p>\n<p>\u201cM\u00fc\u015fterek parsellerdeki hak sahipleri, \u00e7o\u011funlu\u011fu sa\u011flad\u0131klar\u0131nda, TOK\u0130&#8217;ye ba\u015fvurarak burada konut in\u015fa edilmesi talebinde bulunabilecek. Bu parseller de zemin art\u0131 4 veya 5 kat\u0131 ge\u00e7meyecek \u015fekilde in\u015fa edilecek, konutlar\u0131n finansman\u0131 hususunda bankalarla da i\u015f birli\u011fine gidilecek. Konut ama\u00e7l\u0131 arsalar\u0131n ve i\u015f yerlerinin ba\u015fvurular\u0131 bug\u00fcn itibar\u0131yla al\u0131nmaya ba\u015fland\u0131.<\/p>\n<p>Planlar\u0131 onaylanan illerde ve il\u00e7elerdeki hak sahibi vatanda\u015flar\u0131m\u0131z arsa tapular\u0131n\u0131 aral\u0131k ay\u0131ndan itibaren alabilecekler. Arsalar\u0131n tapular\u0131n\u0131n tamam\u0131n\u0131n da\u011f\u0131t\u0131m\u0131 iki y\u0131l i\u00e7inde bitecek. M\u00fcstakil parseller 192 bin 500 liradan ba\u015flayan fiyatlar, 1604 liradan ba\u015flayan taksitler ve 10 y\u0131la varan vadelerle TOK\u0130&#8217;nin faizsiz \u00f6deme modeliyle vatanda\u015flar\u0131m\u0131za sat\u0131lacak. Hisseli parsellerin \u00f6demesi 112 bin 500 liradan ve taksitleri de 937 liradan ba\u015flayacak \u015fekilde belirlendi.\u201d<\/p>\n<p><strong>TOK\u0130 ARSA VE \u0130\u015e YER\u0130 BA\u015eVURU \u015eARTI NELER?<\/strong><\/p>\n<p>Arsa ve i\u015f yeri ba\u015fvurular\u0131nda T\u00fcrk vatanda\u015f\u0131 ve 18 ya\u015f\u0131n\u0131 doldurmu\u015f olmak \u00f6ncelikli \u015fartlar aras\u0131nda yer al\u0131yor.<\/p>\n<p>Elektrik, su ve stabilize yol altyap\u0131lar\u0131 tamamlanm\u0131\u015f, imar plan\u0131 yap\u0131lm\u0131\u015f ve in\u015faat yapmaya haz\u0131r 1 milyon arsan\u0131n ba\u015fvurular\u0131nda, tahsis edilecek arsalar b\u00fcy\u00fck\u015fehir merkez il\u00e7elerinden herhangi birisinde ise o ilin merkez il\u00e7elerinden birinin s\u0131n\u0131rlar\u0131nda, di\u011fer belediyelerde ise arsa tahsisi \u00f6ng\u00f6r\u00fclen belediye s\u0131n\u0131rlar\u0131 i\u00e7erisinde ikamet zorunlulu\u011fu bulunuyor.<\/p>\n<p>Toplamda 50 bin i\u015f yeri verilecek proje kapsam\u0131nda ilk etapta 28 ilde 10 bin i\u015f yeri i\u00e7in ba\u015fvuracaklar\u0131n ise projenin bulundu\u011fu il n\u00fcfusuna kay\u0131tl\u0131 veya o il s\u0131n\u0131rlar\u0131nda faaliyette bulunuyor olmalar\u0131 gerekiyor.<\/p>\n<p>\u0130\u015f yeri i\u00e7in ba\u015fvuranlar\u0131n Ustal\u0131k Belgesi, \u0130\u015fyeri A\u00e7ma Belgesi, \u0130lgili Oda Kay\u0131t Belgesi, Vergi Levhas\u0131, ve e-Ticaret yap\u0131ld\u0131\u011f\u0131na dair nace kodu v.b. bilgileri g\u00f6sterir belgelerden birine sahip olmas\u0131 gerekiyor.<\/p>\n<p>TOK\u0130 arsa ba\u015fvurusu yapanlar\u0131n ayl\u0131k gelir durumu 16.000 TL\u2019nin alt\u0131nda olmas\u0131 gerekiyor.<\/p>\n<p><strong>HAK SAH\u0130PL\u0130\u011e\u0130 SONRASINDA TOK\u0130 ARSALARININ TAHS\u0130S S\u00dcREC\u0130<\/strong><\/p>\n<p>1) Arsa tahsis bedelinin 1\/10\u2019u pe\u015fin geriye kalan\u0131 9 y\u0131lda tercihe g\u00f6re ayl\u0131k veya y\u0131ll\u0131k e\u015fit taksitlerle ve faizsiz olarak \u00f6denecek.<\/p>\n<p>Taksit \u00f6deme tarihi; pe\u015finat bedeli \u00f6dendikten sonra, bor\u00e7lanma tarihi, s\u00f6zle\u015fme imza tarihinden itibaren 1 y\u0131l sonraki tarihtir. Taksitler, pe\u015finat tutar\u0131 yat\u0131r\u0131ld\u0131ktan 1 y\u0131l sonra ba\u015flamak \u00fczere, y\u0131ll\u0131k taksitler halinde 9 y\u0131lda 9 e\u015fit taksitle veya ayl\u0131k taksitler halinde 108 ayda \u00f6denebilir. Ancak s\u00f6zle\u015fme a\u015famas\u0131nda ayl\u0131k ya da y\u0131ll\u0131k s\u00f6zle\u015fme tiplerinden sadece biri tercih edilecek.<\/p>\n<p>2- Kesinle\u015fen arsa tahsisi sonras\u0131nda tahsis sahibinin y\u00fck\u00fcml\u00fcl\u00fcklerini yerine getirmesini teminen noter onayl\u0131 taahh\u00fctname al\u0131n\u0131r.<\/p>\n<p>3- Banka s\u00f6zle\u015fmesi sonras\u0131nda pe\u015finat dekontu, noter onayl\u0131 taahh\u00fctname v.b. t\u00fcm belgelerin teslimi sonras\u0131nda tapu devri ipotekli ve takyitli olarak yap\u0131l\u0131r.<\/p>\n<p>4-a) Tahsis edilen m\u00fcstakil arsalar \u00fczerine; arsa tahsis tarihinden itibaren (altyap\u0131s\u0131 tamamlanm\u0131\u015f ise) ilk y\u0131l i\u00e7erisinde konut in\u015faat\u0131na ba\u015flanmas\u0131, 2. y\u0131lda n\u00fcve k\u0131sm\u0131n\u0131n tamamlanmas\u0131 \u015fartt\u0131r.<\/p>\n<p>b) \u0130mar planlar\u0131na g\u00f6re toplu yap\u0131la\u015fmaya uygun olan m\u00fc\u015fterek (m\u00fcstakil arsa tahsisi yap\u0131lamayacak) ta\u015f\u0131nmazlar taliplilerce bankaya m\u00fcracaat edildi\u011finde bu ta\u015f\u0131nmazlar i\u00e7in di\u011fer ba\u015fvuru sahipleri ile m\u00fc\u015fterek m\u00fcracaat etmi\u015f say\u0131l\u0131r.
