{"id":5758,"date":"2022-07-10T14:06:05","date_gmt":"2022-07-10T14:06:05","guid":{"rendered":"https:\/\/haberulus.net\/?p=5758"},"modified":"2022-07-10T14:06:05","modified_gmt":"2022-07-10T14:06:05","slug":"konut-fiyatlarindaki-artis-suruyor-kadikoyde-kiralik-ortalamasi-19-bin-tl","status":"publish","type":"post","link":"https:\/\/haberulus.net\/?p=5758","title":{"rendered":"Konut fiyatlar\u0131ndaki art\u0131\u015f s\u00fcr\u00fcyor: Kad\u0131k\u00f6y\u2019de kiral\u0131k ortalamas\u0131 19 bin TL"},"content":{"rendered":"<p><b>Ge\u00e7inemiyoruz Platformu&#8217;nun yay\u0131mlad\u0131\u011f\u0131 raporda, haziran ay\u0131nda Kad\u0131k\u00f6y&#8217;de kiral\u0131k ilanlar\u0131n ortalamas\u0131n\u0131n 19 bin 438 TL oldu\u011fu ve asgari \u00fccretin alt\u0131nda sadece 13 daire bulundu\u011fu g\u00f6r\u00fcld\u00fc.<\/b><\/p>\n<p>Hayat pahal\u0131l\u0131\u011f\u0131na kar\u015f\u0131 ger\u00e7ekle\u015ftirdi\u011fi eylemleriyle bilinin sivil toplum \u00f6rg\u00fct\u00fc Ge\u00e7inemiyoruz Platformu \u0130stanbul&#8217;un Kad\u0131k\u00f6y il\u00e7esinde konut fiyatlar\u0131ndaki art\u0131\u015fla ilgili rapor yay\u0131mlad\u0131.<\/p>\n<p>Ge\u00e7inemiyoruz platformunun haz\u0131rlad\u0131\u011f\u0131 Kad\u0131k\u00f6y Haziran Ay\u0131 Kiral\u0131k Konut Raporu&#8217;nda kiralardaki art\u0131\u015fa dikkat \u00e7ekildi.<\/p>\n<p><b>K\u0130RALIK ORTALAMASI 19 B\u0130N TL<\/b><\/p>\n<p>Bir internet sitesindeki ilanlar\u0131n kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131 rapora g\u00f6re Kad\u0131k\u00f6y il\u00e7esinde Haziran ay\u0131 itibariyle kiral\u0131k ilanlar\u0131n ortalamas\u0131 19 bin 438 TL oldu. 20 bin TL ve alt\u0131 ilanlar\u0131n ortalamas\u0131 ise 12 bin 892 TL.<\/p>\n<p><b>\u2018EV SAH\u0130PLER\u0130 KAYIT DI\u015eI ZAMLARA Y\u00d6NEL\u0130YOR\u2019<\/b><\/p>\n<p>Ge\u00e7inemiyoruz platformunun yay\u0131mlad\u0131\u011f\u0131 raporda \u015fu ifadeler yer ald\u0131:<\/p>\n<p>\u201cHaziran ay\u0131nda kirac\u0131lar\u0131 ilgilendiren en \u00f6nemli geli\u015fme Bor\u00e7lar Kanunu&#8217;nda yap\u0131lan ge\u00e7ici d\u00fczenleme ile 1 Temmuz 2023&#8217;e kadar yenilenecek konutlara ait kira s\u00f6zle\u015fmelerinde zam oran\u0131n y\u00fczde 25&#8217;i ge\u00e7emeyece\u011fi oldu. Bu kararla mevcut kirac\u0131lar\u0131n enflasyon art\u0131\u015f\u0131ndan korunmas\u0131 hedeflendi.<\/p>\n<p>AKP iktidar\u0131n\u0131n 20 y\u0131ll\u0131k konut politikalar\u0131n\u0131n sonucu olarak ya\u015fananbu b\u00fcy\u00fck konut krizinin bu \u00f6nlemlerle \u00e7\u00f6z\u00fclemeyece\u011fi \u00e7ok a\u015fikar. Y\u00fczde 25 zam s\u0131n\u0131rlamas\u0131n\u0131n ard\u0131ndan ev sahiplerinin kay\u0131t d\u0131\u015f\u0131 zam gibi ba\u015fka \u00e7\u00f6z\u00fcm yollar\u0131na ba\u015fvurdu\u011fu haberleri gelmeye ba\u015flad\u0131. Bu karar\u0131n ard\u0131ndan ev sahiplerinin mevcut kirac\u0131lar\u0131n\u0131 \u00e7\u0131karma e\u011filimi de artt\u0131. Kirac\u0131lar\u0131n haks\u0131z tahliyelere kar\u015f\u0131 acilen korunmas\u0131 gerekmektedir.\u201d<\/p>\n<p>At\u0131lacak ad\u0131mlar konusunda da \u00f6nerilerde bulunulan raporda, \u201cTek ba\u015f\u0131na ge\u00e7ici \u00e7\u00f6z\u00fcmler ile al\u0131nacak k\u0131sa vadeli \u00e7\u00f6z\u00fcmler derhal b\u00fct\u00fcnl\u00fckl\u00fc, kamusal konut politikalar\u0131yla desteklenmelidir. Aksi takdirde at\u0131lan bu ad\u0131mlar, ya\u015fanan krizi daha da b\u00fcy\u00fctecek bir noktaya getirebilir. \u0130htiyaca y\u00f6nelik sosyal konut \u00fcretilmeden, in\u015faata, ranta dayal\u0131 konut politikalar\u0131 terk edilmeden, temel insan hakk\u0131 olan konutlar yatar\u0131m arac\u0131 olmaktan \u00e7\u0131kar\u0131lmadan bar\u0131nma sorunu \u00e7\u00f6z\u00fclemez\u201d denildi.<\/p>\n<p><b>\u20184 B\u0130N TL ALTINDAK\u0130 TEK DA\u0130RE 1+0 BAH\u00c7E KATI\u2019<\/b><\/p>\n<p>Yap\u0131lan ara\u015ft\u0131rmada Kad\u0131k\u00f6y il\u00e7esinde 4 bin TL alt\u0131ndaki tek dairenin 3750 TL fiyat\u0131yla 1+0, bah\u00e7e kat\u0131 30m2 bir daire oldu\u011fu belirtildi. Haziran ay\u0131 asgari \u00fccreti (4253 TL) dikkate al\u0131nd\u0131\u011f\u0131nda, asgari \u00fccret alt\u0131nda sadece 2 daire ilan\u0131 bulundu\u011fu belirtildi.<\/p>\n<p>Temmuz ay\u0131 itibariyle a\u00e7\u0131klanan 5500 TL asgari \u00fccrete g\u00f6re ise sadece 13 daire ilan\u0131 bulundu\u011fu bildirildi. Yap\u0131lan asgari \u00fccret zamm\u0131n\u0131n Kad\u0131k\u00f6y&#8217;de tam zamanl\u0131 \u00e7al\u0131\u015fan bir asgari \u00fccretlinin t\u00fcm maa\u015f\u0131yla dahi tek ba\u015f\u0131na daire tutmas\u0131na hi\u00e7 bir faydas\u0131 olmad\u0131\u011f\u0131 vurguland\u0131.<\/p>\n<p><b>8 B\u0130N TL ALTINDAK\u0130 \u0130LAN SAYISINDA AZALI\u015e S\u00dcR\u00dcYOR<\/b><\/p>\n<p>Yap\u0131lan ara\u015ft\u0131rmada, nisan ay\u0131nda 8 bin TL ve alt\u0131ndaki ilan say\u0131s\u0131n\u0131n 135 oldu\u011fu, May\u0131s ay\u0131nda y\u00fczde 35 azalarak 88 ilana kadar geriledi\u011fi belirtildi. Haziran ay\u0131 itibariyle ise bu say\u0131n\u0131n 83&#8217;e d\u00fc\u015ft\u00fc\u011f\u00fc bildirildi. 5 bin TL ve alt\u0131nda ise sadece 11 adet kiral\u0131k daire ilan\u0131 bulundu\u011fu a\u00e7\u0131kland\u0131.<\/p>\n<p><b>K\u0130RALIK ODA 3 B\u0130N TL&#8217;DEN BA\u015eLIYOR<\/b><\/p>\n<p>\u00d6\u011frencilerin de yo\u011funluklu olarak ya\u015famay\u0131 tercih etti\u011fi Kad\u0131k\u00f6y&#8217;de bar\u0131nma sorununa dikkat \u00e7ekilen raporda, \u201cKiral\u0131k daire fiyatlar\u0131n\u0131n artmas\u0131yla kiral\u0131k oda ya da payla\u015f\u0131ml\u0131 daire aray\u0131\u015f\u0131na girenler i\u00e7in de durum hi\u00e7 i\u00e7 a\u00e7\u0131c\u0131 de\u011fil.
