Sekt\u00f6r, 2022 y\u0131l\u0131n\u0131n son \u00e7eyre\u011finde ise bir \u00f6nceki y\u0131l\u0131n ayn\u0131 \u00e7eyre\u011fine g\u00f6re y\u00fczde 2 b\u00fcy\u00fcd\u00fc.<\/p>\n<p>Y\u0131ll\u0131k bazda en son 2017\u2019de b\u00fcy\u00fcme kaydeden in\u015faat sekt\u00f6r\u00fc, b\u00f6ylece \u00fcst \u00fcste be\u015finci y\u0131lda da k\u00fc\u00e7\u00fclm\u00fc\u015f oldu.<\/p>\n<p>2017\u2019de y\u00fczde 8,9 oran\u0131nda b\u00fcy\u00fcyen in\u015faat sekt\u00f6r\u00fc, 2018\u2019de y\u00fczde 1,9, 2019\u2019da y\u00fczde 8,6, 2020\u2019de y\u00fczde 5,5, 2021\u2019de y\u00fczde 0,6 oran\u0131nda k\u00fc\u00e7\u00fclm\u00fc\u015ft\u00fc.<\/p>\n<p>\u0130n\u015faat sekt\u00f6r\u00fcn\u00fcn GSYH i\u00e7indeki pay\u0131 da 2022 sonu itibar\u0131yla y\u00fczde 4,8\u2019e kadar geriledi. 2002\u2019de y\u00fczde 4,5 olan bu pay, 2016\u2019da y\u00fczde 8,5\u2019e kadar y\u00fckselmi\u015fti.<\/p>\n<p>Gayrimenkul al\u0131m sat\u0131m faaliyetlerini i\u00e7eren \u201cgayrimenkul faaliyetleri\u201d sekt\u00f6r\u00fc ise 2022 y\u0131l\u0131nda y\u00fczde 4,3 oran\u0131nda b\u00fcy\u00fcd\u00fc.<\/p>\n<p><b>\u00d6te yandan, deprem \u00f6ncesi \u00f6nlem almakta ve deprem sonras\u0131 arama kurtarma \u00e7al\u0131\u015fmalar\u0131nda \u00e7ok zay\u0131f kalan h\u00fck\u00fcmet, deprem b\u00f6lgesinde h\u0131zl\u0131ca enkazlar\u0131 kald\u0131r\u0131p in\u015faatlar\u0131 ba\u015flatarak y\u0131k\u0131m\u0131 f\u0131rsata \u00e7evirmeye \u00e7al\u0131\u015f\u0131yor.<br \/><img decoding=\"async\" src=\"https:\/\/i01.sozcucdn.com\/wp-content\/uploads\/2023\/02\/28\/insaat-1.jpg\" alt=\"\" title=\"\"><\/p>\n<p>\u2018MAL\u0130YETLERDEK\u0130 ARTI\u015e K\u00dc\u00c7\u00dcLMEDE ETK\u0130L\u0130\u2019<\/b><\/p>\n<p>Greenwich \u00dcniversitesi\u2019nden ekonomi b\u00f6l\u00fcm\u00fc \u00f6\u011fretim \u00fcyesi Dr. Cem Oyvat, 2022 y\u0131l\u0131 b\u00fcy\u00fcme verilerini ve in\u015faat sekt\u00f6r\u00fcndeki k\u00fc\u00e7\u00fclmeyi de\u011ferlendirdi.<\/p>\n<p>T\u00dc\u0130K\u2019in enflasyon verilerine oldu\u011fu gibi b\u00fcy\u00fcme verilerine de \u015f\u00fcphe ile bakt\u0131\u011f\u0131n\u0131 belirten Oyvat, 2022\u2019de a\u00e7\u0131k ara en h\u0131zl\u0131 b\u00fcy\u00fcyen sekt\u00f6r\u00fcn y\u00fczde 21,8 ile finans ve sigorta faaliyetleri oldu\u011funa i\u015faret ederek \u201c2022\u2019de bankac\u0131l\u0131k sekt\u00f6r\u00fc k\u00e2rlar\u0131 da y\u00fczde 366 artt\u0131. S\u00f6zde faiz lobisi ile m\u00fccadele i\u00e7in \u00e7\u0131k\u0131lan yolda, iktidar\u0131n s\u00f6yleminin tam tersi ger\u00e7ekle\u015fti\u201d dedi.<\/p>\n<p>\u0130n\u015faat sekt\u00f6r\u00fcndeki yava\u015flaman\u0131n ise artan in\u015faat maliyetleri ile ili\u015fkili oldu\u011funa dikkat \u00e7eken Oyvat, \u201c\u0130n\u015faat maliyetleri son 5 y\u0131lda 3 kat\u0131n \u00fczerinde artt\u0131, son 2 y\u0131lda ise y\u00fczde 199 artt\u0131\u201d dedi.<\/p>\n<p>\u201cEvet, di\u011fer taraftan emlak fiyatlar\u0131 da art\u0131yor, hatta 2022\u2019de konut fiyatlar\u0131nda g\u00f6r\u00fclen art\u0131\u015f in\u015faat maliyetlerindeki art\u0131\u015f\u0131n \u00e7ok \u00fczerinde. Ancak bunun in\u015faat faaliyetlerine olan yans\u0131mas\u0131 geriden geliyor\u201d diyen Oyvat, son \u00e7eyrekte in\u015faat sekt\u00f6r\u00fcnde b\u00fcy\u00fcme oldu\u011funa dikkat \u00e7ekerek \u201c\u0130n\u015faat sekt\u00f6r\u00fcndeki \u00fcretim, 1,5 y\u0131l sonra ilk kez 2022 y\u0131l\u0131 d\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011finde ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re (y\u00fczde 2) b\u00fcy\u00fcd\u00fc. \u0130n\u015faat sekt\u00f6r\u00fcndeki b\u00fcy\u00fcmenin konut fiyat\u0131ndaki art\u0131\u015fa ba\u011fl\u0131 olarak devam edece\u011fini d\u00fc\u015f\u00fcn\u00fcyorum\u201d ifadelerini kulland\u0131.<\/p>\n<p>Oyvat, Kahramanmara\u015f merkezli son depremlerin 2023 y\u0131l\u0131nda in\u015faat sekt\u00f6r\u00fc ve b\u00fcy\u00fcmeye olas\u0131 etkilerine de de\u011finerek \u201cDepremin de bu in\u015faat faaliyetlerini ve GSYH\u2019deki b\u00fcy\u00fcmeyi artt\u0131r\u0131c\u0131 etkisi olacakt\u0131r elbet. Bunun yans\u0131malar\u0131n\u0131 2023\u2019de g\u00f6rece\u011fiz. Ancak bu verileri gelecekte de\u011ferlendirirken bir noktay\u0131 atlamayal\u0131m. Milli gelir verileri binalar\u0131n depreme ba\u011fl\u0131 olarak zarar g\u00f6rmesini ve y\u0131k\u0131lmas\u0131n\u0131 yans\u0131tmaz. Sadece depremin o y\u0131lki \u00fcretime olan etkisini yans\u0131t\u0131r. Dolay\u0131s\u0131yla in\u015faat sekt\u00f6r\u00fcndeki b\u00fcy\u00fcme ve bunun milli gelire olan etkileri, depremin ger\u00e7ek etkilerini kesinlikle yans\u0131tmayacakt\u0131r\u201d de\u011ferlendirmesinde bulundu.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/i01.sozcucdn.com\/wp-content\/uploads\/2023\/02\/28\/insaat-3.jpg\" alt=\"\" title=\"\"><\/p>\n<p><b>DEPREM SONRASI B\u00dcY\u00dcME BEKLENT\u0130S\u0130<\/b><\/p>\n<p>\u0130n\u015faat M\u00fcteahhitleri Konfederasyonu (\u0130MKON) Ba\u015fkan\u0131 Tahir Tellio\u011flu da, in\u015faat sekt\u00f6r\u00fcnde son y\u0131llarda ya\u015fanan k\u00fc\u00e7\u00fclmede, in\u015faat malzemelerindeki h\u0131zl\u0131 fiyat art\u0131\u015f\u0131n\u0131n ve konut arsas\u0131 \u00fcretimindeki d\u00fc\u015f\u00fc\u015f\u00fcn etkili oldu\u011funu s\u00f6yledi.<\/p>\n<p>Konut fiyatlar\u0131 h\u0131zla artarken konut \u00fcretiminin son y\u0131llarda azald\u0131\u011f\u0131n\u0131 ve konut arz\u0131n\u0131n talebin alt\u0131nda kald\u0131\u011f\u0131n\u0131 belirten Tellio\u011flu, T\u00fcrkiye\u2019de y\u0131ll\u0131k yakla\u015f\u0131k 900 bin yeni konut \u00fcretimine ihtiya\u00e7 oldu\u011funu ancak rakam\u0131n 650-700 bin aral\u0131\u011f\u0131nda kald\u0131\u011f\u0131n\u0131 dile getirdi.<\/p>\n<p>Deprem b\u00f6lgesinde ve depremzedelerin g\u00f6\u00e7 etti\u011fi illerde y\u00fcksek miktarda yeni konut yap\u0131lmas\u0131 gerekti\u011fini, bunun etkisiyle 2023\u2019te sekt\u00f6rde y\u0131llar sonra y\u00fcksek b\u00fcy\u00fcme g\u00f6r\u00fclebilece\u011fini belirten Tellio\u011flu, in\u015faat maliyetlerinin y\u00fcksekli\u011fi, krediye eri\u015fim sorunu ve konut fiyatlar\u0131n\u0131n y\u00fcksekli\u011finin ise b\u00fcy\u00fcmeyi s\u0131n\u0131rland\u0131rabilece\u011fini s\u00f6yledi.<\/p>\n<p><b>KONUT F\u0130YATLARI KATLANDI<\/b><\/p>\n<p>Merkez Bankas\u0131 verilerine g\u00f6re, T\u00fcrkiye\u2019de konut fiyatlar\u0131 2022\u2019de y\u0131ll\u0131k bazda ortalama y\u00fczde<br \/>167,8 oran\u0131nda artt\u0131. \u0130stanbul\u2019da bu art\u0131\u015f y\u00fczde 174,2 oldu.<\/p>\n<p>Aral\u0131k 2022 itibar\u0131yla 100 metrekarelik bir konutun ortalama fiyat\u0131, T\u00fcrkiye genelinde 1 milyon 775 bin TL\u2019ye, \u0130stanbul\u2019da 2 milyon 788 bin TL\u2019ye ula\u015ft\u0131.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u0130n\u015faat sekt\u00f6r\u00fc 2022 y\u0131l\u0131nda y\u00fczde 8,4 oran\u0131nda k\u00fc\u00e7\u00fcl\u00fcrken, k\u00fc\u00e7\u00fclme s\u00fcreci \u00fcst \u00fcste be\u015finci y\u0131la ta\u015f\u0131nd\u0131.
